Lake Chatuge
Lake Chatuge, a man made Tennessee Valley Authority reservoir is located in Towns County Georgia and Clay County, North Carolina. Originally constructed in 1942 the lake has shoreline of approximately 132 miles and covers a surface area of over 7,000 acres. The lake is one of the most beautiful lakes you will ever find due to the fact that approximately half of the shoreline of the lake is government owned and not available for private development. Another factor in Chatuge’s beauty is the geographic landscape of the lake being situated in a valley ringed on all sides by some of the tallest mountain peaks in Georgia and North Carolina.
Chatuge straddles the State lines between North Carolina and Georgia and is claimed proudly by both States and and the towns of Hayesville and Hiawassee. TVA operates the lake for Power Production, Recreation and management of water flows along the Tennessee River for flood control and navigation. TVA fluctuates the levels of the lake about 10 feet throughout the year with the high water being in Summer and lower levels in the winter. TVA also enforces regulations that pertain to docks, shore improvements, environmental and preservation issues. Lake property values have steadily risen but are less pricey than Lakes Burton and Rabun to the East and Lake Blue Ridge to the West. One great factor for Lake Chatuge property owners is the fact that both Towns County GA and Clay County NC have some of the lowest Property Tax rates in each State.
Recreational opportunities abound on Chatuge, with several marinas/boat rentals, Hotels and numerous beaches, hiking/biking trails and great fishing. The fishing is so good that many fishing tournaments are held on the lake.
